Copyright Notice:

HomeView Media is the exclusive copyright holder of the media we provide. Full media rights are not sold or granted; clients only receive licenses. Licensing for various applications of our media is available; please refer to Photo/Media Usage Rights.

Photo/Media Usage Rights:

The original client who paid for the service has permission to use the media in any electronic or printed form of advertisement for promoting that property. The licensing agreement for Residential, Rental, Commercial, etc., is valid only for the duration the home/property is listed for sale/rent and cannot be reused without specific written permission from HomeView Media. The licensing agreement for Property Design Projects is valid for portfolio and marketing purposes and cannot be reused without specific written permission from HomeView Media. HomeView Media must be made aware, credited, and compensated for any printed or digital publication/use where our media is not being used for the direct marketing of the sale of the property.

Clients may not sell, transfer, or gift any media we provide for any reason to any third party, especially to another agent who takes over an expired, withdrawn, or canceled listing. These third parties also include sellers, builders, stagers, and any other contractors associated with the property or agent. Image licenses are non-transferable. Only HomeView Media reserves the right to re-license the media provided.

Failure to pay for the media we provide will result in a copyright infringement/violation. You will be asked to remove the media from any electronic or printed form of advertisement within 24 hours. Failure to comply will result in legal action.

Once the media has been delivered, the client/property-owner may not make any digital alterations, editing, or "photoshopping" unless to crop images. If there is an issue or concern with the editing or the media we provide, please contact HomeView Media. Do not make alterations as this is a violation of copyright.

"Community shots" such as golf courses, clubhouses, fitness centers, subdivision signs, etc., may be licensed in conjunction with property photos/videos to market the listing. HomeView Media retains all rights to every photo/video and, therefore, these shots are stock images/videos. Clients who choose to have community/amenities captured may only use those images/videos in conjunction with the designated property. Using the photos/videos in other marketing or in conjunction with other properties is prohibited unless additional licensing is purchased.

Expectations of Agent/Owner:

Agents and property owners are expected to have the property cleaned and staged to their preference prior to our arrival. If the property is not ready to be photographed, you should make every effort to reschedule 24 hours before the shoot. As we might move things to ensure we get the best shot possible, HomeView Media is not responsible for staging, cleaning, decluttering, or landscaping. If heavy cleaning and/or staging are required by our photographers, there will be a “cleaning/staging fee” added, and there is by no means an obligation by the photographer to perform these actions. Please view our Preparation Checklist to ensure your property is in its best state.

Cancellation & Rescheduling Policy:

By scheduling a service with us, you affirm that the property is ready for photos/videos to be taken. You also understand that we charge a $50 service fee when we must return to a property due to circumstances not our fault. This includes, but is not limited to, the property not being ready, incomplete staging, construction, the agent/owner not being home, no key in the lockbox, etc. This does include partial photo shoots where the exterior may not be ready or certain rooms are incomplete and the photographer is required to return.

In the event that the client/property-owner has to cancel the scheduled session, the client must inform us within 24 hours. We are more than willing to work with you as best we can, as we understand that things come up and may change. However, if a property is rescheduled or canceled within 24 hours of the scheduled shoot time, there will be a $50 fee. Any cancellation within 2 hours of the shoot or once the photographer has arrived will subject the client to 100% of the service amount ordered.

HomeView Media may reschedule/cancel any scheduled services at any time due to an act of God, a force of nature, and/or family emergencies. HomeView Media reserves the right to cancel a scheduled service date/time if travel is required beyond 5 miles during severe weather or major travel issues occur.

Weather Policy:

We shoot in all types of weather. In some cases, though, rain/snow may prevent us from capturing exterior shots. If rain/snow is present and we are unable to shoot because of it, the client will be given the option to reschedule at no additional charge. However, the weather should be evaluated several days prior to the shoot to prevent any rescheduling. The weather policy does not cover rescheduling or canceling under 24 hours due to cloudy weather or lack of sun (rain/snow must be present for the fee to be waived). If the client/property-owner cancels or wants to reschedule due to lighting within 24 hours of the shoot, there will be a cancellation/rescheduling fee.

Rush Policy:

A minimum of 72 hours' notice is recommended when scheduling a property shoot. Our photography will be delivered within 24 hours, while our video & virtual tour services will be delivered within 48 hours of the shoot unless stated otherwise by the photographer. A request for the media we provide to be completed sooner than the allotted time is subject to a $75 rush fee.

Photo/Media Guarantee:

HomeView Media will make every effort to ensure the final media provided is of the highest quality and represents the property in the best way. Sometimes, however, a client/property-owner may feel the media we provide does not meet those expectations. In this case, HomeView Media will work closely with the client/property-owner to correct the issue and the media we provided. A reasonable amount of re-editing will be performed at no additional cost. If a return trip is requested due to issues in the media we provide regarding decluttering, additional photos not specifically requested prior to the shoot, or other aspects that are not directly the responsibility of HomeView Media, there will be a charge. A minimum reshoot fee of $75 will be charged to the client, unless it is the direct responsibility of the photographer, in which case there will not be a charge (i.e., missing specific shots that were requested prior to the shoot). Everyone has a different idea of their "best photo," but before hiring HomeView Media, please carefully review our portfolio, as there will be no refunds issued to clients who are not happy with the "style" of photography. “Style” refers to image angles, color, and any other visual aspect of the photo.

Delivery of Media & Storage:

For most standard real estate photography shoots, we guarantee a 24-hour or less turnaround time. It may take up to 48 hours for larger properties or properties that require more extensive editing/special requests. For our video & virtual tour services, we guarantee a 48-hour or less turnaround time. Larger properties or properties that require more extensive editing/special requests may take up to 72 hours. All of the media provided will be uploaded and stored on a property site that we provide with all of our services. Property Sites are created by HomeView Media and can be edited and maintained by us and/or the client. Property Sites are live and active for 1 year from the published date. If a Property Site needs to stay active longer, a $30 charge per year will be invoiced to the client. All Property Sites are linked with our domain name; if the client wishes to have a custom domain name, they will be invoiced for $50. The client must let our team know if they wish to receive the media we provide in a different way (Google Drive, Dropbox, etc.). We will maintain a backup and provide access for up to 60 days after the download link is provided to the client. After 60 days, HomeView Media cannot guarantee the media we provided will be available; however, if they are, there will be a $25 retrieval fee if the client requests another copy. It is highly recommended to download the media we provide immediately after receiving the final download link as this will ensure no future issues or retrieval fees.

Travel Surcharge:

Properties outside of our base location, Pocono Lake, PA, are subject to a minimum travel fee of $50 depending on the distance. A larger travel surcharge will be assessed for properties significantly out of range. Properties in rural or remote areas may be subject to additional travel fees depending on the extent of the distance from a major paved roadway.

Right to Refuse:

HomeView Media reserves the right, in its sole discretion, to refuse services at any time for any reason. At any time, HomeView Media can terminate the relationship with or fire a client for overdue invoices, poor communication, or unreasonable requests.


Payment is expected within 7 days of delivery of the media we provided to the client or the stated due date on the invoice. Failure to pay by the due date will result in a 2% fee assessed daily. Failure to pay an invoice that is past due by 30 days or more will result in legal action. Timely payment is expected, as HomeView Media does not require payment prior to a shoot, as most of the industry does.

By hiring HomeView Media to provide Real Estate Media Services, you are agreeing to be bound by these terms and conditions. You are also acknowledging that such an agreement constitutes a binding contract between you and HomeView Media.

If you do not wish to be bound by these terms and conditions, please do not use the Real Estate Media Services of HomeView Media.

HomeView Media retains the right to change the above terms at any time without notice.
